For a new non-residential building or addition, the City's checklist lists the Applicable Law Form, Commitment to General Review, an SB-10 ASHRAE energy-efficiency checklist, the Supplementary Information Form and a Letter of Use. Electrical drawings must give a complete layout designed by an electrical engineer, locate the required exit signs and emergency lights and show where the building has a fire alarm system, while sprinkler drawings must be shop quality with hydraulic calculations and water supply flow test data.

Drawings uploaded to ePlans must be unsecured PDF files, one drawing per file, in greyscale and landscape orientation, with file names that match the drawing number and name in the title block (no address, date, business name or special characters, and no more than 60 characters). Drawings for non-residential properties must be signed, sealed and dated by an architect, professional engineer and/or qualified designer.

A new building or addition on a property within a site plan control area needs site plan approval, and the City strongly recommends an optional pre-application meeting, requested through ePlans, for technical feedback against its submission standards and terms of reference. Once site plan approval is granted, the City forwards it to its Building Department so it is on file when the building permit application is made.

Region of Peel (Peel Region)

Peel Region gives written approval for connections to municipal water, wastewater and Regional storm sewer systems and reviews those service connections before the local municipality issues a building permit.
