Under Option 1, Toronto states that the automatic sprinkler design is to be prepared by a Professional Engineer. Under both options, the residential warning-system design is to be prepared by a Professional Engineer. These are separate scopes that must coordinate, but a warning-system drawing should not imply responsibility for sprinkler design unless that service is expressly included.

Option 2 is not simply “strobe instead of sprinkler.” It adds specific exterior-wall, opening, fire-resistance and non-combustible-cladding measures depending on available limiting distance. Those architectural requirements need to be developed by the appropriate design professional and coordinated with the fire-warning package.

What the Residential Fire Warning System Does

A residential fire warning system brings the garden-suite initiating and notification functions into a defined arrangement. The City guidance calls for a control panel as part of the system and references CAN/ULC-S540 for installation, inspection, testing and maintenance. The design should make the operating sequence explicit rather than treating the system as a collection of independent devices.

Visibility should survive the finished landscaping

A combination smoke/CO device may appear on the drawings where appropriate, but the sequence must remain clear. Do not assume that a CO alarm automatically activates the exterior fire-warning strobe.
